Every quarter my scheduled payment comes out later and later to the point where I’m being threatened with late fees. This time I figured that I would fix the problem and instead of making an early payment, I could fix my delayed automatic payment. I tried setting it to April 24 but for some reason, it would show up as May 24. I tried to fix this 3-4 times because I thought maybe I was being stupid or doing something wrong. I finally gave up and processed a manual payment. I figured that at least I can avoid the late fee. I could go back and fix the May 24th date to the correct future payment date. Instead, I was charged twice. Per their FAQs, I was to put a stop payment in to my bank which is going to take extremely long to process. All I want to do is send my money to where it’s owed. This app is a piece of garbage. I will be gladly paying by check from now on. Update: They reached out to me asking me to reach out to them so that they may show me how to use autopay after I’ve been using it for months. Their customer service is non existent. Do not use this app.
Missing navigation

This app is okay but when you review an invoice attachment there’s no way to return to the review screen. Annoying that I have to close then restart the app for each approval and that’s way too time consuming.
Unsecured, major flaws and poorly designed

Installed this app because landlord asked to use this app to ease their management. Unsecured: No security code, Face ID or any credential used to open and sign in the app. Since it includes banking information to pay rent, personal data, rental insurance documents and other sensitive information, this is unacceptable. It should be secured as any bank app. Major flaws: No option available to amend lease and rental agreement in the app. Any app managing contracts, agreements and legal document should allow any amendment by each party before be to be electronically agreed and signed. This needs to be improved. Shared Documents: No option to upload any document from tenants. This needs to be added so tenants can share and submit documents to landlords and property managers. Fees: Unclear fees for paying rent from the app. Payment: No option to schedule rent payment in advance. Only pay now or Set Up Autopay. Usually scheduled my bills payments in advance from my online bank account at once every month, and I would like to have the same option available in the app. Really don’t have the time to do it several times a month for each payment. Rental Insurance: No option to record rental insurance information without providing a proof of insurance. Only available by photo. Most insurers mail copy of insurance contracts and tenants should be able to provide only insurer company names and policy information. Plus, since there is no secured sign in option to this app, don’t feel safe to save banking or payment information or any personal data in this app. Request Maintenance: No option to upload a document listing all needed repairs. Same as required by law for tenants, the app should allow an option to submit documents to landlords and property managers instead of mailing letters and documents by registered mail. Also, once submitted it should send an email acknowledging the receipt of such document. This app should offer an option to email documents, such as lease, agreements, contracts, and shared documents, submitted in the app by landlords and property managers so they can be printed when needed. Also, when information typed by landlords and property managers are incorrect, tenants/users should be able to update this I formation. Navigation through menu options is slow and not smooth. Definitely not user friendly. Given this app is intended to contain sensitive information (i.e. banking) and documents (i.e. contracts), above mentioned flaws are unacceptable. In addition, there is no legal mention about privacy and the use of personal data under current privacy laws. Hope the new Apple AppTrackibgTransparency is going to force app developers to address this lack. Going to give a chance to AppFolio company to address and correct these major issues quickly before to delete my personal data and stop using this app. Thank you, S.
Need improvements

This application was recently adopted by our HOA management company. I am not going to spend much time interacting with this application. Let’s consider in future revisions to add options as follows: Account Profile/Property Details: * add a second owner contact for family-owned properties. * add options owners and renters to register more than one vehicle. * use SMS or a phone call as viable 2FA options. Pages don’t load

App is useless to me. Pages are stuck in endless loading loops. The correct page will flash on the screen for a split second, then the screen goes blank as it starts loading again.
Not able to make a maintenance request

I’m not sure what happened, but I’m not able to make a maintenance request anymore. I tap on the “submit a request” button and then it leads me to a page with no options to write anything. Please fix this bug!!
Designed for late fees!

There is no push notifications when balance due is put on tour account. Also they need to email people when there is a due amount. Why are recurring payments set for specific months? Its a RECURRING monthly payment! My hoa pisses me off they use this trash app. Sorry for anyone forced to use this app designed to soak up late fees intentionally for home owners.
Terrible Service

This company is terrible. The tenant portal constantly states that your payments are past due, that you have a balance, and shows previous months. This has been like this for over a year and has never been addressed. It's seriously one of the main functions of this property manager, I'm baffled that it's unnecessarily confusing and incorrect all the time.

You go and make a payment says it’s all good and won’t take anything out of your account for almost 2 weeks and then returns it automatically saying failed and charges $75 every time not okay !!
Their 2FA stinks

The two factor authentication requires a separate app. If you didn’t install it when you sign up, you’re out of luck. All other 2FA just send a text message. How hard is that to do? It’s back to using paper checks and living in the dark ages.
Hacked?

AppFolio you may wanna check your app to see if it was hacked or a data breach. On Sunday I received an email that said I requested maintenance inside my apartment that I had not requested. Many of the requested maintenance work is not located inside my apartment. It also showed the same maintenance with your app. I cancelled the request inside the app. I did call multiple numbers for my apartment complex to inform them that I had not requested maintenance for my apartment and my manager returned my call on Monday and I told her I didn’t request any of the maintenance that was listed in the app. I don’t know if your app was hacked. Other than that incident this is a great app.

I just downloaded the app and I’m already stuck on a page and can’t get out of it. There is no back arrow, to go to previous page. Frustrated within 2 min of using the app.

I have maintenance requests open. First, where are the other types of requests that don’t involve maintenance? I only see one type. Second, and more importantly, when property mgmt responded to my request, they didn’t cover all the bases. I need to be able to respond back to them and go back and forth within the request so that everything is logged. I have no option to respond back.

It’s super annoying that I can’t save my information to apply to a different property (even within the same company). Shoot even rent cafe has that one figured out! If I remember correctly from when I was in the industry, tryout company is the most expensive and yet still has the worst user interface and platforms ever!

FRUSTRATING when switching between accounts

I use the tenant portal for both my apartment and my business through separate property managers. But Appfolio won’t let you connect multiple accounts. The first problem is that they were both originally under the same email address so it gave me no way to access my business property manager’s account as it only let me connect my email to a single property manager and would only open my residential account. After having to deactivate and reactive with a new email, by which the only way is to contact the property management and have them do it, Then there’s the hassle of Appfolio not storing multiple accounts in Apple key chain. This is frustrating because every time I log in it will suggest the password for the other account and save it with the email I was trying to use, or if I typed in the correct password it would update that and save the password for the wrong email email that is in the keychain. So then I’d have to go back and reset the passwords. PLEASE MAKE IT EASIER TO SWICTH BETWEEN ACCOUNTS. Just make it like any other app that you can select which account you want from keychain when logging in. Every month I have to go through this awful process of switching accounts, resetting the passwords,etc. It’s time consuming, frustrating and I dread having to use this app every month.

First, this app simply does no sense notifications. I have notifications turned on in settings and the app, yet I am never notified when a invoice or something is due. Second, this is clearly not a native app. It is very clear that many corners have been cut.
Balance not updating

HA and I paid the balance in full and it still shows there’s a balance due since December of 2020. Why hasn’t it updated the balance to 0? Last payment was made in full on February 01 2021 so what’s the problem? Why is there past due notice?
Broken, Needs update

Apparently, every time I try to log in it ‘glitches’ and sends me to employee login rather than tenant (or so the IT guy tells me). This happened to me for the second time, a month later, and I can’t pay my bills without talking to this IT guy (who’s not very pleasant).

This app charged me a $100 late fee on a payment made a week early (10/23/2020). Second major flaw. I’ll be giving my notice and leaving as a result. I’m an excellent tenant paying $1300/month. The landlord relies on this defective app way too much and there is no personnel to fix such errors. god knows how long this will take to fix and I’m furious
Won’t Send SMS Code to Open App

This app was great, but it stopped working about a couple months ago. The app opens and then asks for the cell phone number to send the SMS Code to authenticate, by the app never sends the code. Without the SMS Code, I cannot open the app. WTH?!?!?

I requested maintenance and took photos of problem right from the app and I was able to monitor progress of the request. Very convenient compared to having to get someone on the phone.

So with my current moving situation this app was found very helpful. It was quick and efficient. I was quite surprised honestly. The app it’s self is nice and self explanatory. I find it pretty convent. Since I live with 3 other roommates, we can login into our own account and see what’s left to pay as a whole. (That’s is one of the main reasons why I like it.) Since I started using this app I wanted to explore what else they offered. The more I look the more I found. This app also provides insurance for you house if needed. Pretty good if your just starting off, I personally like it myself. Again this is my first time using this app. I don’t know if there’s a big bug but, we’ll see! (haha BBB) 5 stars for me!

I’ve been using this app for about 3 or more years. It was simple to set up. A few clicks of buttons rent is paid. When I had changed the bank account to pay rent it was not a problem. I like I have a running record of repair requests. I’m glad I don’t have the stress of mailing in a check anymore.

The app is great. If you have trouble logging in, go to the apartment office and make sure the idiots in there spelled your email address right. God forbid that you use an email with your first and last name @ outlook.com. That’s what I did and it’s been a nightmare for months. Who knew one little “r” could create so much frustration? The developer was great at identifying the problem. He gave me the wrong email to log in and I corrected the “r” myself. Good luck! The app is worth it as long as the office people can pay attention to detail.

Maintenance Option

Property Management sure knows how to make it difficult to file/report maintenance issues. Downloaded the App hoping to upload pictures to submit to management. Of course , the option isn’t available and when called in, management says to use the App for proof of urgency of the issue. Yes, latest version has been updated. App fails to help other than to make payments.
Two factor authorization does not work

So when enabling two factor authorization on my account, I have successfully set up the Authenticator in another app. Then when I try to log in, instead of using the Authenticator generated code, the app prompts me to enter a phone number to get an SMS code to log it. I never receive a code even though and this code is 5 digits where Authenticator app is a 6 digit code. Also two factor authorization never prompts through a web browser. PLEASE FIX YOUR TWO FACTOR AUTHORIZATION!

There are several glitches in this app. One big one is that under make maintenance request- a tenant has "option " to select time periods for maintenance to respond BUT tenant is given choice of 3 time periods which span entire work day AND tenant must select all 3 in order to submit the maintenance request. In other words there is no choice for time periods if tenant is required to select (all 3) i e - the entire day. Next problem with app is that setting up 2 factor authentication is confusing. In addition to that - I tried entering the authentication code it gave me but it wasn't a 6 digit code so it wouldn't accept it. I don't want to download another app to make your app work. Please help! Rose

I tried to make a $170 payment. It charged me $15.37 twice and then $156. And then the app rejected the payment but now the funds are tied up for days. Awful system if you ask me!

AppFolio has been great with the features and conveniences it brings. But would love to receive notifications, especially for maintenance requests. And being able to message back and forth with landlord on maintenance requests, are the features I am really waiting for.

It was great in the beginning it has everything we need but later when I need to request maintenance it not there anymore. I struggle cuz I have to go website and call and not knowing when exactly what time or date they will come. It frustrates to do that. It was easy in the app but now no more. I need it to have in the app so it can keep of track like before but again no more.

Unable to add additional information for a separate property management company that is using the app; work around is using the app for one and website for the other. This is needed for someone that may need to travel between cities you work and live (2-6 hr drive) and needing to pay two separate property management companies....

I was liking the app fine but it has stopped working for the last month for reasons unknown. No update needed so I don't know the problem. Today I got on to use it to make a payment and it’s a blank white page with text on the side similar to a half loaded website none of the hyperlinks work. Can you guys please fix. Late fee disaster!

Paid rent, account updated, then we were notified that we had a late fee, 4 days too early. Going back into the portal, it still says account paid in full??? Contacted landlord and tried to repay.. the amount came up with the late fee added on... long story short, this mess cost $75 in late fees even BEFORE the late fee date, and no one is taking any responsibility for this. Extremely unhappy.

I just started using this, and I already hate it. I have a $27 utility bill, but it’s trying to add on my rent for the following month that isn’t due for another few weeks. It’s not allowing me to adjust the amount I’d like to pay- even though it asks “How much of your balance do you want to pay?”.

Worst app ever. Constantly tells me I owe double my rent Payment. After I pay rent (on or before the 1st) I get emails that I haven’t paid my rent. If I could give it 0 stars I would.

Clicked “next” and it just got rid of my maintenance request. Everything I typed in was lost. What a simple problem that shouldn’t happen.
Many bugs - no way to submit issue reports

There are a number of issues with the way this app and platform work and the “help” button and website only contains tutorials no place to communicate issue reports. This is a shady practice to avoid dealing with users. Many bugs are simple items that could have been resolved with simple user testing or allowing users to submit issues. Some Bugs include: - user interface makes it easy to inadvertently making double payments and company puts this burden on user and will not refund payments, only credit account - if credit is used to make new payment, payment does not appear in “past payments” - maintenance requests include a “next” button as the first option after completing a form that serves no purpose other than to delete the request - app does not request permission to access photos before accessing them, I didn’t think Apple even allowed that anymore

Paying and sending in maintenance requests online is super convenient, but the login would be better if it utilized Face ID, or Touch ID. I’m so use to those login methods, that it’s annoying to have to type in user and password every time.

Great Functionality, Fatal Flaw

Works well when it loads. Unfortunately all AppFolio portal site/app pages do not load when using a VPN. The convenience of an app on my phone is far negated by having to stop all VPN softwares, conduct my business, then relaunch said VPNs. If it can be fixed I’ll give 4-4.5 stars but I’m sure it’s some KYC legal reason.

Never sign a lease with a landlord that uses this service. They can’t process payments but don’t inform you until after costly fees have been incurred. The landlord blames the service and you are just left with fees
Unethical and annoying

The app claims it will alert you of charges and due dates but it doesn’t. It does alert you after it is late and a late fee is due. Developers need to have some ethics and think about the consumers using this product. Swindling people out of extra money instead of notifying on time is really unethical.

I never had a problem with it until recently. This most recent update took my option on paying online away completely. I have tried reaching out to both the website the app gives you if there was ever a problem and my landlord who recommended the app to me and have not heard back from either of them. I will never deal with this app again.
Easy to use

It’s easy to use. Could use a few small tweaks. Like removing old accounts/rentals. Being able to store more than one set of payment options. It would really be helpful if the renter or the landlord were able to cancel payments. That there was a steady processing time on payment types. Like a check 2-3 processing days consistently.
System error and not fix it

I started using this app few months before, I’d been suffering the payment and on Jun-1st-2019 until now, my statement show the payment due and no matter what I’d try to proof I’d paid my rent payment and call the appointment manager, they’re not solved the error, feel so helpless, try to write this review and hope this app can fix the problem, I’ll give this app more stars if they can solve my problem。

Easy to navigate, pay rent, and request maintenance. A few suggestions for future versions: -There’s no option to cancel maintenance requests that no longer need attention. -It would be helpful if the automated surveys about completed maintenance requests included a description of the maintenance issue. (If you’ve made more than one request it’s impossible to know which one the survey is referring to.) -The advertisement/section for Roost Renters Insurance doesn’t go away even if you’ve already provided proof of your current insurance. Kinda annoying.

Not sure why the ability to make separate payments has been taken away? I’m not going to pay my roommates rent but that seems to be the only option now. An issue that still hasn’t been fix: Without Touch ID this app is useless. It’s more convenient to use safari which safes space on my phone then to use this app.

Took weeks to get an email to reset the password then once the link showed up it took FOREVER to load. I guess my crappy landlord sets what you are able to do on the website but I guess they get the messages leave - once it works.
Convenient but has an annoying bug

I love that I can use this app and not have to go to the website, however, it’s really annoying that it has a scrolling bug. Sometimes when I’m scrolling in the app, it just stops for a bit and I get stuck. The waiting time before it fixes itself is variable, too. I really hope you fix this as soon as possible.

So I’ve been using this app for almost a year now and 6 days ago, an update was applied. Now I can’t log into my account not create a new account to setup. I keep getting an error message that says sorry we can’t log you in right now. Sorry we can’t reset your password right now. Sorry we can’t sign you up right now. Clearly there’s something wrong with the app, which is disappointing considering the 1st is in two days. FIX IT PLEASE

This “app” provides zero benefits over using the corresponding website. It has exactly the same design and features—essentially a web view embedded within an app wrapper. In fact, it’s even worse than the website because it takes longer to load and loses any information you enter if you switch over to another app before saving/submitting, forcing you to restart the process. It’s apparent that minimal effort was put into “developing” this app and that its sole objective was to claim that they offer an app at all.

The app crashes every time all fields are populated for a maintenance request. As soon as the “To resolve the issue as quickly...” is checked, and Yes is selected, and “Is there anything maintenance...” is checked, once I tap into the text field, the app crashes.

If your user enters one digit incorrectly they’ll be charged a $25 Non-sufficient funds fee. To make matters worse, neither the app or email alert sent to users makes the error clear. Instead it states only that insufficient funds were available. Since the app removes the erroneous account data, despite using the option to save it, there’s no way to verify that account or routing numbers were entered incorrectly.

Hacked?

AppFolio you may wanna check your app to see if it was hacked or a data breach. On Sunday I received an email that said I requested maintenance inside my apartment that I had not requested. Many of the requested maintenance work is not located inside my apartment. It also showed the same maintenance with your app. I cancelled the request inside the app. I did call multiple numbers for my apartment complex to inform them that I had not requested maintenance for my apartment and my manager returned my call on Monday and I told her I didn’t request any of the maintenance that was listed in the app. I don’t know if your app was hacked. Other than that incident this is a great app.
FRUSTRATING when switching between accounts

I use the tenant portal for both my apartment and my business through separate property managers. But Appfolio won’t let you connect multiple accounts. The first problem is that they were both originally under the same email address so it gave me no way to access my business property manager’s account as it only let me connect my email to a single property manager and would only open my residential account. After having to deactivate and reactive with a new email, by which the only way is to contact the property management and have them do it, Then there’s the hassle of Appfolio not storing multiple accounts in Apple key chain. This is frustrating because every time I log in it will suggest the password for the other account and save it with the email I was trying to use, or if I typed in the correct password it would update that and save the password for the wrong email email that is in the keychain. So then I’d have to go back and reset the passwords. PLEASE MAKE IT EASIER TO SWICTH BETWEEN ACCOUNTS. Just make it like any other app that you can select which account you want from keychain when logging in. Every month I have to go through this awful process of switching accounts, resetting the passwords,etc. It’s time consuming, frustrating and I dread having to use this app every month.

Every quarter my scheduled payment comes out later and later to the point where I’m being threatened with late fees. This time I figured that I would fix the problem and instead of making an early payment, I could fix my delayed automatic payment. I tried setting it to April 24 but for some reason, it would show up as May 24. I tried to fix this 3-4 times because I thought maybe I was being stupid or doing something wrong. I finally gave up and processed a manual payment. I figured that at least I can avoid the late fee. I could go back and fix the May 24th date to the correct future payment date. Instead, I was charged twice. Per their FAQs, I was to put a stop payment in to my bank which is going to take extremely long to process. All I want to do is send my money to where it’s owed. This app is a piece of garbage. I will be gladly paying by check from now on. Update: They reached out to me asking me to reach out to them so that they may show me how to use autopay after I’ve been using it for months. Their customer service is non existent. Do not use this app.

So with my current moving situation this app was found very helpful. It was quick and efficient. I was quite surprised honestly. The app it’s self is nice and self explanatory. I find it pretty convent. Since I live with 3 other roommates, we can login into our own account and see what’s left to pay as a whole. (That’s is one of the main reasons why I like it.) Since I started using this app I wanted to explore what else they offered. The more I look the more I found. This app also provides insurance for you house if needed. Pretty good if your just starting off, I personally like it myself. Again this is my first time using this app. I don’t know if there’s a big bug but, we’ll see! (haha BBB) 5 stars for me!
Convenient but has an annoying bug

I love that I can use this app and not have to go to the website, however, it’s really annoying that it has a scrolling bug. Sometimes when I’m scrolling in the app, it just stops for a bit and I get stuck. The waiting time before it fixes itself is variable, too. I really hope you fix this as soon as possible.
Simple, Quickest way to pay Rent!!

Thankful my landlord choose this app/website to allow us tenants to pay rent this way. Just found out about the app today after I logged into my renter lease website where I stay at. The app popped up at the top of the website and I clicked it, read the content of your app and downloaded it. I’ll be using this from now on until or unless they Change their ways for us to pay rent again.
Many bugs - no way to submit issue reports

There are a number of issues with the way this app and platform work and the “help” button and website only contains tutorials no place to communicate issue reports. This is a shady practice to avoid dealing with users. Many bugs are simple items that could have been resolved with simple user testing or allowing users to submit issues. Some Bugs include: - user interface makes it easy to inadvertently making double payments and company puts this burden on user and will not refund payments, only credit account - if credit is used to make new payment, payment does not appear in “past payments” - maintenance requests include a “next” button as the first option after completing a form that serves no purpose other than to delete the request - app does not request permission to access photos before accessing them, I didn’t think Apple even allowed that anymore

I’ve been using this app for about 3 or more years. It was simple to set up. A few clicks of buttons rent is paid. When I had changed the bank account to pay rent it was not a problem. I like I have a running record of repair requests. I’m glad I don’t have the stress of mailing in a check anymore.

I was liking the app fine but it has stopped working for the last month for reasons unknown. No update needed so I don't know the problem. Can't get in at all it just keeps saying there's an error UPDATE: the developer reached out to me very fast and helped me fix this issue! It's now working prefect again!

I find this mobile app to be user friendly! extremely convenient way to pay monthly rent, especially using/chose the monthly re-occurring option...one less thing to do each month! it’s also an amazing and easy way to request any maintenance issues...❤️ this app!

Today I got on to use it to make a payment and it’s a blank white page with text on the side similar to a half loaded website none of the hyperlinks work. Can you guys please fix. Property Management sure knows how to make it difficult to file/report maintenance issues. Downloaded the App hoping to upload pictures to submit to management. Of course , the option isn’t available and when called in, management says to use the App for proof of urgency of the issue. Yes, latest version has been updated. App fails to help other than to make payments.

It’s easy to use. Could use a few small tweaks. Like removing old accounts/rentals. Being able to store more than one set of payment options. It would really be helpful if the renter or the landlord were able to cancel payments. That there was a steady processing time on payment types. Like a check 2-3 processing days consistently.

Easy to navigate, pay rent, and request maintenance. A few suggestions for future versions: -There’s no option to cancel maintenance requests that no longer need attention. -It would be helpful if the automated surveys about completed maintenance requests included a description of the maintenance issue. (If you’ve made more than one request it’s impossible to know which one the survey is referring to.) -The advertisement/section for Roost Renters Insurance doesn’t go away even if you’ve already provided proof of your current insurance. Kinda annoying.

Paying and sending in maintenance requests online is super convenient, but the login would be better if it utilized Face ID, or Touch ID. I’m so use to those login methods, that it’s annoying to have to type in user and password every time.

So I’ve been using this app for almost a year now and 6 days ago, an update was applied. Now I can’t log into my account not create a new account to setup. I keep getting an error message that says sorry we can’t log you in right now. Sorry we can’t reset your password right now. Sorry we can’t sign you up right now. Clearly there’s something wrong with the app, which is disappointing considering the 1st is in two days. FIX IT PLEASE

I have maintenance requests open. First, where are the other types of requests that don’t involve maintenance? I only see one type. Second, and more importantly, when property mgmt responded to my request, they didn’t cover all the bases. I need to be able to respond back to them and go back and forth within the request so that everything is logged. I have no option to respond back.

I never had a problem with it until recently. This most recent update took my option on paying online away completely. I have tried reaching out to both the website the app gives you if there was ever a problem and my landlord who recommended the app to me and have not heard back from either of them. I will never deal with this app again.

I started using this app few months before, I’d been suffering the payment and on Jun-1st-2019 until now, my statement show the payment due and no matter what I’d try to proof I’d paid my rent payment and call the appointment manager, they’re not solved the error, feel so helpless, try to write this review and hope this app can fix the problem, I’ll give this app more stars if they can solve my problem。

I struggle cuz I have to go website and call and not knowing when exactly what time or date they will come. It frustrates to do that. It was easy in the app but now no more. Late fee disaster!

Paid rent, account updated, then we were notified that we had a late fee, 4 days too early. Going back into the portal, it still says account paid in full??? Contacted landlord and tried to repay.. the amount came up with the late fee added on... long story short, this mess cost $75 in late fees even BEFORE the late fee date, and no one is taking any responsibility for this. Extremely unhappy.

This company is terrible. The tenant portal constantly states that your payments are past due, that you have a balance, and shows previous months. This has been like this for over a year and has never been addressed. It's seriously one of the main functions of this property manager, I'm baffled that it's unnecessarily confusing and incorrect all the time.

An issue that still hasn’t been fix: Without Touch ID this app is useless. It’s more convenient to use safari which safes space on my phone then to use this app.

I just started using this, and I already hate it. I have a $27 utility bill, but it’s trying to add on my rent for the following month that isn’t due for another few weeks. It’s not allowing me to adjust the amount I’d like to pay- even though it asks “How much of your balance do you want to pay?”.

The app claims it will alert you of charges and due dates but it doesn’t. It does alert you after it is late and a late fee is due. Developers need to have some ethics and think about the consumers using this product. Swindling people out of extra money instead of notifying on time is really unethical.

Apparently, every time I try to log in it ‘glitches’ and sends me to employee login rather than tenant (or so the IT guy tells me). This happened to me for the second time, a month later, and I can’t pay my bills without talking to this IT guy (who’s not very pleasant).

This app is okay but when you review an invoice attachment there’s no way to return to the review screen. Annoying that I have to close then restart the app for each approval and that’s way too time consuming.
Unsecured, major flaws and poorly designed

Installed this app because landlord asked to use this app to ease their management. Unsecured: No security code, Face ID or any credential used to open and sign in the app. Since it includes banking information to pay rent, personal data, rental insurance documents and other sensitive information, this is unacceptable. It should be secured as any bank app. Major flaws: No option available to amend lease and rental agreement in the app. Any app managing contracts, agreements and legal document should allow any amendment by each party before be to be electronically agreed and signed. This needs to be improved. Shared Documents: No option to upload any document from tenants. This needs to be added so tenants can share and submit documents to landlords and property managers. Fees: Unclear fees for paying rent from the app. Payment: No option to schedule rent payment in advance. Only pay now or Set Up Autopay. Usually scheduled my bills payments in advance from my online bank account at once every month, and I would like to have the same option available in the app. Really don’t have the time to do it several times a month for each payment. Rental Insurance: No option to record rental insurance information without providing a proof of insurance. Only available by photo. Most insurers mail copy of insurance contracts and tenants should be able to provide only insurer company names and policy information. Plus, since there is no secured sign in option to this app, don’t feel safe to save banking or payment information or any personal data in this app. Request Maintenance: No option to upload a document listing all needed repairs. Same as required by law for tenants, the app should allow an option to submit documents to landlords and property managers instead of mailing letters and documents by registered mail. Also, once submitted it should send an email acknowledging the receipt of such document. This app should offer an option to email documents, such as lease, agreements, contracts, and shared documents, submitted in the app by landlords and property managers so they can be printed when needed. Also, when information typed by landlords and property managers are incorrect, tenants/users should be able to update this I formation. Navigation through menu options is slow and not smooth. Definitely not user friendly. Given this app is intended to contain sensitive information (i.e. banking) and documents (i.e. contracts), above mentioned flaws are unacceptable. In addition, there is no legal mention about privacy and the use of personal data under current privacy laws. Hope the new Apple AppTrackibgTransparency is going to force app developers to address this lack. Going to give a chance to AppFolio company to address and correct these major issues quickly before to delete my personal data and stop using this app. Thank you, S.

There is no push notifications when balance due is put on tour account. Also they need to email people when there is a due amount. Why are recurring payments set for specific months? Its a RECURRING monthly payment! My hoa pisses me off they use this trash app. Sorry for anyone forced to use this app designed to soak up late fees intentionally for home owners.

This company is terrible. The tenant portal constantly states that your payments are past due, that you have a balance, and shows previous months. This has been like this for over a year and has never been addressed. It's seriously one of the main functions of this property manager, I'm baffled that it's unnecessarily confusing and incorrect all the time.

The two factor authentication requires a separate app. If you didn’t install it when you sign up, you’re out of luck. All other 2FA just send a text message. How hard is that to do? It’s back to using paper checks and living in the dark ages.

AppFolio you may wanna check your app to see if it was hacked or a data breach. On Sunday I received an email that said I requested maintenance inside my apartment that I had not requested. Many of the requested maintenance work is not located inside my apartment. It also showed the same maintenance with your app. I cancelled the request inside the app. I did call multiple numbers for my apartment complex to inform them that I had not requested maintenance for my apartment and my manager returned my call on Monday and I told her I didn’t request any of the maintenance that was listed in the app. I don’t know if your app was hacked. Other than that incident this is a great app.

I have maintenance requests open. First, where are the other types of requests that don’t involve maintenance? I only see one type. Second, and more importantly, when property mgmt responded to my request, they didn’t cover all the bases. I need to be able to respond back to them and go back and forth within the request so that everything is logged. I have no option to respond back.

I use the tenant portal for both my apartment and my business through separate property managers. But Appfolio won’t let you connect multiple accounts. The first problem is that they were both originally under the same email address so it gave me no way to access my business property manager’s account as it only let me connect my email to a single property manager and would only open my residential account. After having to deactivate and reactive with a new email, by which the only way is to contact the property management and have them do it, Then there’s the hassle of Appfolio not storing multiple accounts in Apple key chain. This is frustrating because every time I log in it will suggest the password for the other account and save it with the email I was trying to use, or if I typed in the correct password it would update that and save the password for the wrong email email that is in the keychain. So then I’d have to go back and reset the passwords. PLEASE MAKE IT EASIER TO SWICTH BETWEEN ACCOUNTS. Just make it like any other app that you can select which account you want from keychain when logging in. Every month I have to go through this awful process of switching accounts, resetting the passwords,etc. It’s time consuming, frustrating and I dread having to use this app every month.

So with my current moving situation this app was found very helpful. It was quick and efficient. I was quite surprised honestly. The app it’s self is nice and self explanatory. I find it pretty convent. Since I live with 3 other roommates, we can login into our own account and see what’s left to pay as a whole. (That’s is one of the main reasons why I like it.) Since I started using this app I wanted to explore what else they offered. The more I look the more I found. This app also provides insurance for you house if needed. Pretty good if your just starting off, I personally like it myself. Again this is my first time using this app. I don’t know if there’s a big bug but, we’ll see! (haha BBB) 5 stars for me!

I’ve been using this app for about 3 or more years. It was simple to set up. A few clicks of buttons rent is paid. When I had changed the bank account to pay rent it was not a problem. I like I have a running record of repair requests. I’m glad I don’t have the stress of mailing in a check anymore.

The app is great. If you have trouble logging in, go to the apartment office and make sure the idiots in there spelled your email address right. God forbid that you use an email with your first and last name @ outlook.com. That’s what I did and it’s been a nightmare for months. Who knew one little “r” could create so much frustration? The developer was great at identifying the problem. He gave me the wrong email to log in and I corrected the “r” myself. Good luck! The app is worth it as long as the office people can pay attention to detail.

Two factor authorization does not work

So when enabling two factor authorization on my account, I have successfully set up the Authenticator in another app. Then when I try to log in, instead of using the Authenticator generated code, the app prompts me to enter a phone number to get an SMS code to log it. I never receive a code even though and this code is 5 digits where Authenticator app is a 6 digit code. Also two factor authorization never prompts through a web browser. PLEASE FIX YOUR TWO FACTOR AUTHORIZATION!

There are several glitches in this app. One big one is that under make maintenance request- a tenant has "option " to select time periods for maintenance to respond BUT tenant is given choice of 3 time periods which span entire work day AND tenant must select all 3 in order to submit the maintenance request. In other words there is no choice for time periods if tenant is required to select (all 3) i e - the entire day. Next problem with app is that setting up 2 factor authentication is confusing. In addition to that - I tried entering the authentication code it gave me but it wasn't a 6 digit code so it wouldn't accept it. I don't want to download another app to make your app work. Please help! Rose

Paid rent, account updated, then we were notified that we had a late fee, 4 days too early. Going back into the portal, it still says account paid in full??? Contacted landlord and tried to repay.. the amount came up with the late fee added on... long story short, this mess cost $75 in late fees even BEFORE the late fee date, and no one is taking any responsibility for this. Extremely unhappy.

There are a number of issues with the way this app and platform work and the “help” button and website only contains tutorials no place to communicate issue reports. This is a shady practice to avoid dealing with users. Many bugs are simple items that could have been resolved with simple user testing or allowing users to submit issues. Some Bugs include: - user interface makes it easy to inadvertently making double payments and company puts this burden on user and will not refund payments, only credit account - if credit is used to make new payment, payment does not appear in “past payments” - maintenance requests include a “next” button as the first option after completing a form that serves no purpose other than to delete the request - app does not request permission to access photos before accessing them, I didn’t think Apple even allowed that anymore

Works well when it loads. Unfortunately all AppFolio portal site/app pages do not load when using a VPN. The convenience of an app on my phone is far negated by having to stop all VPN softwares, conduct my business, then relaunch said VPNs. If it can be fixed I’ll give 4-4.5 stars but I’m sure it’s some KYC legal reason.

The app claims it will alert you of charges and due dates but it doesn’t. It does alert you after it is late and a late fee is due. Developers need to have some ethics and think about the consumers using this product. Swindling people out of extra money instead of notifying on time is really unethical.

I have tried reaching out to both the website the app gives you if there was ever a problem and my landlord who recommended the app to me and have not heard back from either of them. I will never deal with this app again.

It’s easy to use. Could use a few small tweaks. Like removing old accounts/rentals. Being able to store more than one set of payment options. It would really be helpful if the renter or the landlord were able to cancel payments. That there was a steady processing time on payment types. Like a check 2-3 processing days consistently.

Easy to navigate, pay rent, and request maintenance. A few suggestions for future versions: -There’s no option to cancel maintenance requests that no longer need attention. -It would be helpful if the automated surveys about completed maintenance requests included a description of the maintenance issue. (If you’ve made more than one request it’s impossible to know which one the survey is referring to.) -The advertisement/section for Roost Renters Insurance doesn’t go away even if you’ve already provided proof of your current insurance. Kinda annoying.

An issue that still hasn’t been fix: Without Touch ID this app is useless. It’s more convenient to use safari which safes space on my phone then to use this app.

I love that I can use this app and not have to go to the website, however, it’s really annoying that it has a scrolling bug. Sometimes when I’m scrolling in the app, it just stops for a bit and I get stuck. The waiting time before it fixes itself is variable, too. I really hope you fix this as soon as possible.

This “app” provides zero benefits over using the corresponding website. It has exactly the same design and features—essentially a web view embedded within an app wrapper. In fact, it’s even worse than the website because it takes longer to load and loses any information you enter if you switch over to another app before saving/submitting, forcing you to restart the process. It’s apparent that minimal effort was put into “developing” this app and that its sole objective was to claim that they offer an app at all.

Unlike most payment setups that perform small transactions to confirm account authorization for a checking account, Appfolio attempts an all-or-nothing transaction. If your user enters one digit incorrectly they’ll be charged a $25 Non-sufficient funds fee. To make matters worse, neither the app or email alert sent to users makes the error clear. Instead it states only that insufficient funds were available. Since the app removes the erroneous account data, despite using the option to save it, there’s no way to verify that account or routing numbers were entered incorrectly.

After having to deactivate and reactive with a new email, by which the only way is to contact the property management and have them do it, Then there’s the hassle of Appfolio not storing multiple accounts in Apple key chain. This is frustrating because every time I log in it will suggest the password for the other account and save it with the email I was trying to use, or if I typed in the correct password it would update that and save the password for the wrong email email that is in the keychain. So then I’d have to go back and reset the passwords. PLEASE MAKE IT EASIER TO SWICTH BETWEEN ACCOUNTS. Just make it like any other app that you can select which account you want from keychain when logging in. Every month I have to go through this awful process of switching accounts, resetting the passwords,etc. It’s time consuming, frustrating and I dread having to use this app every month.

Every quarter my scheduled payment comes out later and later to the point where I’m being threatened with late fees. This time I figured that I would fix the problem and instead of making an early payment, I could fix my delayed automatic payment. I tried setting it to April 24 but for some reason, it would show up as May 24. I tried to fix this 3-4 times because I thought maybe I was being stupid or doing something wrong. I finally gave up and processed a manual payment. I figured that at least I can avoid the late fee. I could go back and fix the May 24th date to the correct future payment date. Instead, I was charged twice. Per their FAQs, I was to put a stop payment in to my bank which is going to take extremely long to process. All I want to do is send my money to where it’s owed. This app is a piece of garbage. I will be gladly paying by check from now on. Update: They reached out to me asking me to reach out to them so that they may show me how to use autopay after I’ve been using it for months. Their customer service is non existent. Do not use this app.

So with my current moving situation this app was found very helpful. It was quick and efficient. I was quite surprised honestly. The app it’s self is nice and self explanatory. I find it pretty convent. Since I live with 3 other roommates, we can login into our own account and see what’s left to pay as a whole. (That’s is one of the main reasons why I like it.) Since I started using this app I wanted to explore what else they offered. The more I look the more I found. This app also provides insurance for you house if needed. Pretty good if your just starting off, I personally like it myself. Again this is my first time using this app. I don’t know if there’s a big bug but, we’ll see! (haha BBB) 5 stars for me!
Convenient but has an annoying bug

I love that I can use this app and not have to go to the website, however, it’s really annoying that it has a scrolling bug. Sometimes when I’m scrolling in the app, it just stops for a bit and I get stuck. The waiting time before it fixes itself is variable, too. I really hope you fix this as soon as possible.

Thankful my landlord choose this app/website to allow us tenants to pay rent this way. Just found out about the app today after I logged into my renter lease website where I stay at. The app popped up at the top of the website and I clicked it, read the content of your app and downloaded it. I’ll be using this from now on until or unless they Change their ways for us to pay rent again.
Many bugs - no way to submit issue reports

There are a number of issues with the way this app and platform work and the “help” button and website only contains tutorials no place to communicate issue reports. This is a shady practice to avoid dealing with users. Many bugs are simple items that could have been resolved with simple user testing or allowing users to submit issues. Some Bugs include: - user interface makes it easy to inadvertently making double payments and company puts this burden on user and will not refund payments, only credit account - if credit is used to make new payment, payment does not appear in “past payments” - maintenance requests include a “next” button as the first option after completing a form that serves no purpose other than to delete the request - app does not request permission to access photos before accessing them, I didn’t think Apple even allowed that anymore

This “app” provides zero benefits over using the corresponding website. It has exactly the same design and features—essentially a web view embedded within an app wrapper. In fact, it’s even worse than the website because it takes longer to load and loses any information you enter if you switch over to another app before saving/submitting, forcing you to restart the process. It’s apparent that minimal effort was put into “developing” this app and that its sole objective was to claim that they offer an app at all.
Unforgiving eCheck setup results in $25 fee

Unlike most payment setups that perform small transactions to confirm account authorization for a checking account, Appfolio attempts an all-or-nothing transaction. If your user enters one digit incorrectly they’ll be charged a $25 Non-sufficient funds fee. To make matters worse, neither the app or email alert sent to users makes the error clear. Instead it states only that insufficient funds were available. Since the app removes the erroneous account data, despite using the option to save it, there’s no way to verify that account or routing numbers were entered incorrectly.

I’ve been using this app for about 3 or more years. It was simple to set up. A few clicks of buttons rent is paid. When I had changed the bank account to pay rent it was not a problem. I like I have a running record of repair requests. I’m glad I don’t have the stress of mailing in a check anymore.

I was liking the app fine but it has stopped working for the last month for reasons unknown. No update needed so I don't know the problem. Can't get in at all it just keeps saying there's an error UPDATE: the developer reached out to me very fast and helped me fix this issue! It's now working prefect again!

I find this mobile app to be user friendly! extremely convenient way to pay monthly rent, especially using/chose the monthly re-occurring option...one less thing to do each month! it’s also an amazing and easy way to request any maintenance issues...❤️ this app!

I was just in here a few days ago and everything was fine. Today I got on to use it to make a payment and it’s a blank white page with text on the side similar to a half loaded website none of the hyperlinks work. Can you guys please fix. This is essential now with the covid outbreak as I cannot go to the office
Maintenance Option

Property Management sure knows how to make it difficult to file/report maintenance issues. Downloaded the App hoping to upload pictures to submit to management. Of course , the option isn’t available and when called in, management says to use the App for proof of urgency of the issue. Yes, latest version has been updated. App fails to help other than to make payments.

It’s easy to use. Could use a few small tweaks. Like removing old accounts/rentals. Being able to store more than one set of payment options. It would really be helpful if the renter or the landlord were able to cancel payments. That there was a steady processing time on payment types. Like a check 2-3 processing days consistently.

I requested maintenance and took photos of problem right from the app and I was able to monitor progress of the request. Very convenient compared to having to get someone on the phone.

Easy to navigate, pay rent, and request maintenance. A few suggestions for future versions: -There’s no option to cancel maintenance requests that no longer need attention. -It would be helpful if the automated surveys about completed maintenance requests included a description of the maintenance issue. (If you’ve made more than one request it’s impossible to know which one the survey is referring to.) -The advertisement/section for Roost Renters Insurance doesn’t go away even if you’ve already provided proof of your current insurance. Kinda annoying.

First, this app simply does no sense notifications. I have notifications turned on in settings and the app, yet I am never notified when a invoice or something is due. Second, this is clearly not a native app. It is very clear that many corners have been cut.

I’m not sure what happened, but I’m not able to make a maintenance request anymore. I tap on the “submit a request” button and then it leads me to a page with no options to write anything. Please fix this bug!!

AppFolio has been great with the features and conveniences it brings. But would love to receive notifications, especially for maintenance requests. And being able to message back and forth with landlord on maintenance requests, are the features I am really waiting for.

Paying and sending in maintenance requests online is super convenient, but the login would be better if it utilized Face ID, or Touch ID. I’m so use to those login methods, that it’s annoying to have to type in user and password every time.

So I’ve been using this app for almost a year now and 6 days ago, an update was applied. Now I can’t log into my account not create a new account to setup. I keep getting an error message that says sorry we can’t log you in right now. Sorry we can’t reset your password right now. Sorry we can’t sign you up right now. Clearly there’s something wrong with the app, which is disappointing considering the 1st is in two days. FIX IT PLEASE

I have maintenance requests open. First, where are the other types of requests that don’t involve maintenance? I only see one type. Second, and more importantly, when property mgmt responded to my request, they didn’t cover all the bases. I need to be able to respond back to them and go back and forth within the request so that everything is logged. I have no option to respond back.

I never had a problem with it until recently. This most recent update took my option on paying online away completely. I have tried reaching out to both the website the app gives you if there was ever a problem and my landlord who recommended the app to me and have not heard back from either of them. I will never deal with this app again.

I started using this app few months before, I’d been suffering the payment and on Jun-1st-2019 until now, my statement show the payment due and no matter what I’d try to proof I’d paid my rent payment and call the appointment manager, they’re not solved the error, feel so helpless, try to write this review and hope this app can fix the problem, I’ll give this app more stars if they can solve my problem。

No request maintenance

It was great in the beginning it has everything we need but later when I need to request maintenance it not there anymore. I struggle cuz I have to go website and call and not knowing when exactly what time or date they will come. It frustrates to do that. It was easy in the app but now no more. I need it to have in the app so it can keep of track like before but again no more.

It’s super annoying that I can’t save my information to apply to a different property (even within the same company). Shoot even rent cafe has that one figured out! If I remember correctly from when I was in the industry, tryout company is the most expensive and yet still has the worst user interface and platforms ever!

Any financial app must have this added security. This app has direct access to my bank account. The app works like the website, but I would feel better with added security on the mobile device.
Late fee disaster!

Paid rent, account updated, then we were notified that we had a late fee, 4 days too early. Going back into the portal, it still says account paid in full??? Contacted landlord and tried to repay.. the amount came up with the late fee added on... long story short, this mess cost $75 in late fees even BEFORE the late fee date, and no one is taking any responsibility for this. Extremely unhappy.

This company is terrible. The tenant portal constantly states that your payments are past due, that you have a balance, and shows previous months. This has been like this for over a year and has never been addressed. It's seriously one of the main functions of this property manager, I'm baffled that it's unnecessarily confusing and incorrect all the time.

Not sure why the ability to make separate payments has been taken away? I’m not going to pay my roommates rent but that seems to be the only option now. An issue that still hasn’t been fix: Without Touch ID this app is useless. It’s more convenient to use safari which safes space on my phone then to use this app.

I just started using this, and I already hate it. I have a $27 utility bill, but it’s trying to add on my rent for the following month that isn’t due for another few weeks. It’s not allowing me to adjust the amount I’d like to pay- even though it asks “How much of your balance do you want to pay?”.

Unable to add additional information for a separate property management company that is using the app; work around is using the app for one and website for the other. This is needed for someone that may need to travel between cities you work and live (2-6 hr drive) and needing to pay two separate property management companies....
Unethical and annoying

The app claims it will alert you of charges and due dates but it doesn’t. It does alert you after it is late and a late fee is due. Developers need to have some ethics and think about the consumers using this product. Swindling people out of extra money instead of notifying on time is really unethical.

Apparently, every time I try to log in it ‘glitches’ and sends me to employee login rather than tenant (or so the IT guy tells me). This happened to me for the second time, a month later, and I can’t pay my bills without talking to this IT guy (who’s not very pleasant).
